Ruskin Square: Development Update

Situated in the heart of Croydon, Ruskin Square is an exciting new 2 million sq. ft. (185,806 sq. m.) business, residential and leisure quarter that is positioning the London borough firmly on the map as one of the best places to live, work and play in the capital.

Construction at Schroder UK Real Estate Fund and development partner Stanhope’s £500 million scheme is already well underway, transforming the site into one of London’s most spectacular developments. The first of five office buildings (183,000 sq. ft./ 17,000 sq. m.), designed by award-winning practice Shedkm, was completed in December 2016, following a landmark deal signed with HM Revenue and Customs in August 2016 to take the entire building on a 25-year lease. Detailed planning consent has also been granted for the second office building, designed by renowned architectural practice, Make Architects.

In total, the commercial element at Ruskin Square will comprise five Grade A office buildings, providing up to 1,250,000 sq. ft. (116,128 sq. m.) of much needed new, high specification, commercial accommodation. This, together with 100,000 sq. ft. (9,290 sq. m.) of retail space, cafes and restaurants situated within vibrant and attractive public realm landscape, will create a thriving, dynamic business community. The first of four phases of residential accommodation, known as Vita, also completed in August 2016, with residents moving in shortly after. Designed by award winning architects AHMM, and delivered in partnership with Places for People, Vita comprises 161 stunning one and two bedroom apartments. Ruskin Square is set to create 625 new homes in total.

In November 2016, Boxpark launched its new retail/leisure destination concept. This will act as an incubator for new dining operators as a ‘meanwhile use’ on the Ruskin Square site. Comprising 80 units of food and beverage brands, Boxpark Croydon also includes a live events space.
